- Ensure compliance with tax regulations in all property tax matters.
- Review tax requirements and generate fees from tax savings achieved for the managed capital sources and asset types.
- Assess annual value of properties and present the basis of assessment to Asset Managers.
- Collaborate with third-party service providers on property tax-related tasks.
- Prepare, submit, and track objections and appeal statuses/outcomes, providing recommendations to Asset Managers.
- Communicate with IRAS officers to achieve favorable outcomes for objections.
- Coordinate with asset managers, account managers, and tenants regarding the recovery of additional property tax from tenants.
- Represent landlords at valuation appeals during Pre-Hearing Conferences (PHC) and discussions with IRAS officers.
- Participate in property inspections with IRAS officers.
- Assist asset managers in preparing annual budgets for property tax.
- Support the Manager/HOD in preparing periodic and ad hoc reports.
- Monitor and liaise with business units to gather relevant data for necessary updates.
- Handle other ad hoc tasks related to changes in regulations or policies, such as property tax rebates.
- Diploma/Degree in Business/Real Estate Management
- At least 5 years of relevant experience in the real estate industry on property tax matters or property valuation
- Proficiency in Microsoft Excel as it is required to handle large datasets
- Excellent communication skills required to present assessments to stakeholders
