Responsibilities:

Routine Activities Job

  • Conduct a daily / weekly / monthly site inspection of the facilities.
  • Taking parameter readings of UPS from the mimic /monitoring panel.
  • Visual inspection of office lighting condition. To replace lighting tubes or ballasts when necessary.
  • Taking temperature readings of critical rooms based on the desired temperature set by the client or IT or stipulated in the OMM.
  • Visual check of the fire protection / suppression system (FM200 / Pre-Action System) Check if the gauges are in normal reading stipulated in the OMM and no alarm shown from the control panel.
  • Take power and water meter reading consumption on a monthly basis
  • Attend to user's complaint and requests in regards to facilities issues.
  • Respond to any M&
    E related alarms in accordance with agreed upon SLA's.
  • Ensure all open tickets related to M&
    E and facilities for repairs and PM's are closed in a timely manner.
  • Supervise all technical works like electrical, plumbing and mechanical jobs or minor A&
    A works.


Preventive Maintenance

  • Plan / forecast and execute all electro-mechanical planned preventive maintenance schedules.
  • Ensuring all PPM and reactive tasks are delivered in line with contract KPI's.
  • Coordinate, supervise and escort all vendors for timely completion of any planned maintenance activities.
  • Check and review the service reports submitted by vendors for any M&
    E work and highlight anydeviation from the standard thereof.
  • Perform regular inspection of fire extinguisher system
  • Perform regular inspection of emergency luminaires
  • Perform pantry grey water pump maintenance


Facilities Management

  • Work with the on-site facilities team to ensure planned preventive and reactive tasks are completed with agreed SLA's
  • Assist with critical out-of-hours issues &
    participate as a key team member in responses to emergency situation when necessary.
  • Perform first line fix in terms of electrical, mechanical, plumbing, HVAC, laboratory infrastructure, and any office power issues.
  • Ad hoc duties form time to time to support the rest of the facilities team in times of peak demand.
  • Liaise with vendors for quotations required for any equipment needs repair or rectification.
  • Repair of faulty pedestal / drawer locksets, replaced when necessary or minor handyman works.
  • Minor carpentry works like fixing faulty cabinet hinges.
  • Installation and relocation of PC monitor arms.
  • Assist for any event or meeting rooms set ups.


Requirements:

  • Min NITEC in engineering with at least 2 - 4 years of experience in facilities maintenance.
  • Able to work in a team
